What does Koopscan check?

Fast answers to the questions that can cost you money or freedom after you buy.

  • Is the reserve fund sufficient?
  • Is major maintenance coming up?
  • Is the VvE active and financially healthy?
  • Which decisions, disputes and complaints are in the minutes?
  • What should you ask before you buy?

Reserve fund

We compare the money actually available with the expected maintenance burden. A fund that is too low often leads to a special assessment or higher monthly contributions after purchase.

Long-term maintenance plan (MJOP)

An MJOP shows planned work and when funding will be needed. If it is missing or outdated, future costs are hard to judge.

Meeting minutes

We read the owners’ meeting minutes for approved decisions, legal disputes and complaints, and quote them verbatim with the page number, so you see what is going on before you join.

Governance

We look for recent owners’ meetings and signals of an inactive VvE. An inactive VvE can raise questions during financing and makes maintenance decisions harder later on.

Upload documents. Get clarity. Buy with confidence.

Step 01

Upload your VvE documents

The accounts, MJOP and meeting minutes are most useful. If you don’t have everything yet, you can still start with what you have.

Step 02

AI reads them

Koopscan extracts financial health, maintenance obligations, governance status and decisions from the minutes automatically.

Step 03

Receive a clear risk report

You receive a plain-language summary with a risk score, key findings and action points, usually within 5 minutes.

Want to know where the VvE is vulnerable?

Start the scan as soon as you have the documents. Use the report to ask focused questions before you commit.

What buyers usually want to know first

How is this different from a VvE quickscan for a board?
A board-level quickscan usually assesses the association as a management or policy question. Koopscan is for apartment buyers. It focuses on the risks to the person about to sign: special assessments, decisions and disputes in the minutes, deferred maintenance and signs of an inactive VvE.
Which documents do I need?
The latest accounts or balance sheet, the long-term maintenance plan (MJOP) and recent meeting minutes are most useful. You can still start without every document, but more documents provide a fuller picture of funding, maintenance and VvE decisions.
Is this legal advice?
No. This is an informational report to help you understand VvE documents faster. For legal certainty, interpretation of clauses or advice on your purchase agreement, consult a Dutch notary or legal adviser.
How long does it take?
Most reports are ready within 5 minutes. Poorly scanned documents or a large number of attachments can take a little longer.
What happens to my documents?
Your documents are processed on EU infrastructure and used only to create your report. We do not share them with third parties.

You only have a few days to assess the VvE. Use them well.

VvE documents often arrive late as a stack of PDFs. Let the red flags be summarised first, then decide what needs a human review.
