VvE quickscan for buyers

Many results for “VvE quickscan” describe a service bought by a Dutch homeowners’ association board. This page is different. Koopscan is for people buying an apartment who want to understand the financial, legal and practical risks before signing.

No account required. Plain-language report, usually ready within 5 minutes.

The questions that can cost a buyer money or freedom

Koopscan reads the documents from a buyer’s point of view: likely costs after purchase, restrictions that affect your plans, and signs that the VvE is not being managed well.

Reserve fund

We compare the money actually available with the expected maintenance burden. A fund that is too low can result in a special assessment or higher monthly contributions after purchase.

Long-term maintenance plan (MJOP)

An MJOP shows planned work and when funding will be needed. If it is absent, outdated or disconnected from the reserve fund, future costs are harder to judge.

Deed of division

We bring forward restrictions often discovered too late: rules for renting, Airbnb, renovations, hard floors, pets or common areas.

Governance

We look for Chamber of Commerce registration, recent owners’ meetings and signals of an active or inactive VvE. An inactive VvE can complicate financing and future decisions.

The consequences are practical: pay more, change your plans, or walk away

Unexpected contributions

If major work is planned but reserves lag behind, the gap is usually passed to owners. In smaller associations that can mean a one-off contribution of several thousand euros per apartment.

Mortgage delays

Lenders assess risk differently, but an inactive VvE without a clear reserve or meeting record can raise questions during financing and lead to delays or requests for more documents.

Restrictions after signing

If you plan to rent out, renovate or keep a pet, the deed may matter as much as the apartment itself. A short-stay rental ban or consent requirement is not a small detail if it blocks your plan.

Less time to read than you think

VvE documents often arrive late as a stack of PDFs. A fast first review helps you decide what to ask the broker, manager, notary or adviser before your deadline.

Upload documents. Get clarity. Buy with confidence.

What buyers usually want to know first

How is this different from a VvE quickscan for a board?
A board-level quickscan usually assesses the association as a management or policy question. Koopscan is for apartment buyers. It focuses on the risks to the person about to sign: special assessments, deed restrictions, deferred maintenance and signs of an inactive VvE.
Which documents do I need?
The deed of division, long-term maintenance plan (MJOP), recent meeting minutes and the latest accounts or balance sheet are most useful. You can still start without every document, but more documents provide a fuller picture of funding, maintenance and rules.
Is this legal advice?
No. This is an informational report to help you understand VvE documents faster. For legal certainty, interpretation of clauses or advice on your purchase agreement, consult a Dutch notary or legal adviser.
How long does it take?
Most reports are ready in under 5 minutes. Poorly scanned documents or a large number of attachments can take a little longer.
What happens to my documents?
Documents are processed on EU infrastructure to create your report. Under the current flow, uploads are retained for no longer than 30 days and are then deleted.

You only have a few days to assess the VvE. Use them well.

Let the first red flags be summarised first, then decide what needs a human review.
